One of the first things you’ll notice about Kirkland is the pedestrian feel. Stroll through Lake Washington Boulevard or hang out at the Kirkland Waterfront, you’ll see people walking, jogging, bike riding, all along sidewalk. The scenery and atmosphere feels almost like Bellevue, but more quaint and less commercial. Kirkland is also home of the Kirkland Yacht Club Marina and Salmon Bay Marine Center.
Prices are relatively high. Q109 the median price of solds is $469k and active’s, $750k (SFH). Compare these numbers to King County’s median price of $373k and $500k, and it shows a Kirkland solds and actives are 26% and 50% higher than average.
When you hear Kirkland you think about the Kirkland Waterfront where homes can easily cost over $1M. However, if you drive north a couple miles to Totem Lake you can live in the legal City of Kirkland and buy a 2bed / 2bath condo for less than $300k.
Park Place is in the process of getting approved for zoning exception for 1.3 million square feet of technology office space, 300,000 square feet of retail space, a hotel and 3500 parking stalls. Since Touchstone Corporation bought the development they’ve been trying to get a Mixed-Use Plan (eight-story) as opposed to the current zoning approved Office Alternative (5-story). The mixed-use option provides a community hub with more land dedicated to public space.
Houghton in Kirkland
Houghton is a nice little neighborhood in Kirkland and has Google’s “Seattle” campus located in Kirkland. The brand new office building is near completion, but Google has yet to move in – maybe just a matter of time. The neat things about Houghton is that it has PCC Market and Houghton Market along with other local restaurants like Shamiana, an Indian eatery. Yoga and Pilates classes are available as well.
Purple Café and Wine Bar, Rikki Rikki Sushi, Anthony’s Restaurant, Cactus Restaurant, Lucia’s Italian Restaurant, George’s Place (Greek) and more. Have a drink at Cahili Coffee or try the local favorite Shnoo, frozen yogurt (it beats out Red Mango and Cefiore any day).
Located near the junction of I-405 and 520, Kirkland is just a few miles from downtown Bellevue and 12 miles from downtown Seattle. The downside, traffic can get bad on both I-405 and in particular 520 can quite clogged. New construction projects are slated on both highways with a toll booth on 520 coming in the next few years.
For Microsofties, Kirkland is only 15 minutes away from Microsoft’s main campus in Redmond.
